Estimate, Adjust and Defend
This is a 7 hour required course designed to fulfill the continuing education requirement that every state certified appraiser complete an update course every two years. The course will focus on all of the relevant characteristics for appraisal purposes. More specifically, students will understand methods of estimating land value, including estimating depreciated value of improvements and band of investment. This course will demonstrate the tools needed to develop adjustments, as well as defend them.
Economics and Real Estate Land Valuation
This is a 7 hour continuing education course for agents and appraisers that explores the ever changing economy as it relates to real estate values. This class will explore historical events and goverment actions as they relate to the real estate market and values. We will also learn about economic indicators and discuss the cynical nature of the real estate
Laws, Guidelines and Common Sense
This is a 7 hour required course designed to fulfill the continuing education requirement real estate appraisers and agents in Pennsylvania. This class identifies changes to Pennsylvania’s Appraiser Laws, specifically the regulations in place since the passing of the AMC (Appraisal Management Company) legislation in 2012. Students will complete standard appraisal reports for lenders by utilizing the Uniform Appraisal Dataset (UAD), and critically read appraisal reports for errors as would be done by an underwriter, attorney in a lawsuit, or a reviewer. In addition, students will learn to implement the requirements found in Standard 2 (and elsewhere) of USPAP, and identify appropriate, defensible sources of sate for use in appraisals.
2012-2013 USPAP Update
This is a 7 hour required course designed to fulfill the continuing education requirement that every state certified appraiser complete an update course every two years. The course will focus on changes to the Uniform Standard of Professional Appraisal Practice that went into effect January 1, 2012.
